    What it costs

For VA loans, the VA publishes a program fee for Cumberland County, effective May 1, 2026: $800 for a single-family home, $800 for an individual condominium, $850 for a manufactured home and $950 for a two-to-four-unit home, with a nine-business-day timeliness standard (VA fee table). That is a VA program fee, not our private price. For any other purpose, we quote a fee in writing once we know the property and the purpose.

    Homes we appraise

Single-family houses, townhomes, condominium units, manufactured homes on permanent foundations and two-, three- and four-unit homes. Older homes in the Haymount Historic District and the Fayetteville Downtown Historic District are a particular case. Age, renovation history and lot size make good comparisons harder to find there. If the home is outside Fayetteville, call first.

Appealing a Cumberland County tax value

North Carolina taxes real property at market value as of the county’s reappraisal date. Cumberland County’s current values reflect January 1, 2025 (revaluation FAQ). An appraisal for an appeal looks back to that date, not to today.

The path usually runs from an informal review with Tax Administration to a hearing before the Board of Equalization and Review, and then to the Property Tax Commission within 30 days of the board’s notice. The county’s own dates control. An appraisal is evidence, not a guarantee.

    Five steps

You call with the address, type of home, purpose and deadline. We send a written scope, fee and estimate. The inspection is booked around whoever can let the appraiser in. Comparable Fayetteville sales are analyzed for the effective date. The report arrives. Read its date, intended use and assumptions, and ask about anything unclear.
